| Project Scope: 
				As senior development planner of 
				Louis Berger & Associates in Anchorage, Alaska, Jim Pedersen 
				managed and carried out an assessment of potential development 
				options for some 85 acres of land having residential and 
				commercial development potential. The study forecasted local 
				residential and commercial demands by projecting anticipated 
				employment, population, and housing unit requirements, which 
				were to be generated by four new economic projects and moderate 
				community growth.  Forecasts of future housing unit requirements 
				were compared with calculations of potential residential and 
				commercial construction activity in the Seward area to determine 
				unmet residential demand.  The demand for commercial floor space 
				was determined through the forecast of potential secondary 
				employment and the development and application of appropriate 
				floor area ratios.  Based on these early assumptions of general 
				development potential, several project development and 
				investment options were identified to the client, Alaska Chugach
